Opus to Construct and Own 90,000-Square-Foot Office to be Quarters for Syntellect

Phoenix - - Opus Southwest Corp. of Phoenix (Tom Roberts, pres., see story p. 1) will develop a 90,000-square-foot office structure in northwest Phoenix, most of which will be leased to Syntellect Inc. of Phoenix (Tom Mayer, pres.). Syntellect, developer and provider of interactive voice mail systems, initially will lease 60,000 sq. ft. of the property. The 7.5-acre site for the project, at the northwest corner of Interstate 17 and Beardsley Road, is owned by a company formed by Randy Stolworthy of R.R. Stolworthy Inc. of Phoenix. Opus is expected to complete the purchase of the ground by July 31. No word on price. Roberts says construction to begin this fall, with completion anticipated by April. Opus to serve as contractor. Architect is Irwin G. Pasternack of Phoenix. Development cost (land and building) estimated at $7.5 million. Construction financing still to be arranged. Syntellect will vacate its current head quarters at 15810 N. 28th Avenue. The company leases 46,000 sq. ft. of that 115,000-square-foot building, owned by Samuelson Hornaday of Phoenix. New lease with Opus to go 10 years . . . that valued at $5.5 million. Kit Tiedemann and Chuck Nixon of CB Commercial Real Estate Group Inc. in Phoenix brokered the lease deal with Syntellect. Remainder of space being developed by Opus is available . . . no word on who has leasing assignment. Eventually, Syntellect expects it will expand and take the entire building.
